Why You Can Almost Never Skip an Inspection Before Selling

March 30, 2023 by Matthew Rivera

Selling a home is a big decision and one that requires careful consideration. For most people, selling their homes is one of the most significant financial transactions they will ever make.

As such, it’s important to consider all your options before signing on the dotted line. One of those options that you should always consider is getting an inspection before you put your home up for sale. Here’s why you can seldom skip an inspection when selling a home.

Buyers Need to Know

When someone buys a house, they’re investing in what is probably the most expensive purchase they’ll ever make in their life. They want to know that there aren’t any issues with the house before they move forward with the purchase.

An inspection provides them with this assurance, as it gives them a detailed look at the condition of your home. This helps potential buyers feel more confident in their decision and reduces the chances of future problems after they have bought the house.

Even Cash Buyers Require Them

It’s not uncommon for people to think that if someone is buying their house with cash then an inspection isn’t necessary—after all, there won’t be any financing involved so why bother?

That couldn’t be further from the truth! A cash buyer still needs to see the condition of your home to come up with an offer. An inspector can provide valuable insights into problems or issues that may affect how much money a cash buyer is willing to offer for your home.

Mortgage Lenders Want Them

While it is not required by law to inspect before selling in most states, there is one reason why skipping this step can be detrimental: most mortgage lenders will require buyers to get a home inspection before they agree to finance the purchase. Since purchasers typically rely on financing to buy a house, having a comprehensive inspection report to provide to prospective lending institutions demonstrates that all aspects of the property have been checked into. Both sellers and buyers can benefit from taking this extra precaution since it often helps speed up the selling process while also providing key information regarding repairs or upgrades that may need attention. Therefore, having a completed home inspection will help ensure everyone involved has peace of mind throughout the sale of the home.

All in all, skipping an inspection before selling a home should rarely be considered an option. Inspections provide peace of mind for both buyers and sellers alike by ensuring that everyone has complete knowledge about any potential issues or repairs needed on a property before its sale. If you’re thinking about listing your home for sale soon, make sure to include an inspection as part of your process; it will save everyone time and money in the long run!
